Lobby Redesign Concepts
The content of this page and image gallery dates back to 2004 or 2005. Although the Board at the time announced that 60% of respondents preferred the winning option, my experience with surveys in this community is that they seldom yield participation at levels that are statistically significant. Therefore I questioned whether the 60% they reported represented 10 or 100 responses. The Lobby Committe never responded to my inquiry.

Three companies were invited to submit conceptual renderings of their proposed lobby designs. Our community was surveyed, and our Board announced that the designs selected by 1100 Architect (shown here as #3) were selected by 60% of the respondents. Most of the artwork from these concepts is shown here, but the floorplans, elevations and text did not photograph well enough to be shown. Further descriptions of these design is included below.

- Design #1 by Lewis.Tsurumaki.Lewis (LTL)
This proposal creates a wood trellis ceiling that runs from the lobby interior to an outside seating area. A continuity of space is established by wood materials which run from the flanking corridors to the trellis to interior and exterior seating.
- Canopy: Wood trellis with integrated seating and shading elements.
- Vestibule: New larger vestibule composed of colored glass which varies to complement the existing color schemes in each building.
- Lobby Enclosure: New translucent structural glass channels around the lobby and a new operable window system at flanking corridors.
- Interior Finishes: Restored terrazzo; Restored glass
tiles below murals; Wood wainscoting below murals and along flanking corridors;

- Design #2 by Wayne Turett Collaborative (TURETT)
This proposal creates an asymmetrical lobby by pulling back the building enclosure onone side of the entry and extending it on the other. The entry is framed by massive “translucent concrete” piers.
- Canopy: Folded perforated metal canopy passes from exterior of vestibule to lobby interior.
- Vestibule: New larger vestibule is framed by “translucent concrete block” piers.
- Lobby Enclosure: New glass wall with translucent dot patter (for sun-shading and privacy) around lobby and flanking corridors.
- Interior Finishes: New slate floor; Wood wainscoting
below murals and along flanking corridors; New glass tile at columns.
- Design #3 by 1100 Architect (1100)
This proposal reduces the solid lobby enclosure to the existing columns wrapped in contoured plaster. Clear glass walls between the columns emphasize a connection between the interior and exterior of the building.
- Canopy: Provides shelter at the exterior of the vestibule and slopes upwards toward the mural at the interior.
- Vestibule: New larger vestibule with slim plaster piers at entrance.
- Lobby Enclosure: New glass walls open up the lobby interior towards the Seward Park landscape.
- Interior Finishes: Restored terrazzo; Wood wainscoting below murals and along flanking corridors; textured plaster around structural elements.
